We visit the property, agree the letting standard and the marketing plan with you, and confirm what is already compliant and what is not. No valuations, no guesswork — just what it takes to let it well.
Preparation
Photography, floorplan and listing copy produced in house. Where work is needed to reach our standard, we tell you what it is and what it costs before you commit.
Marketing and matching
The property goes to our international pipeline first. Viewings are accompanied, and every applicant is referenced before an offer reaches you.
Tenancy and handover
Contracts, deposit protection, inventory and check-in are handled for you. You receive the full document set for your records.
Ongoing management
Rent collection, maintenance, compliance renewals and reporting — with one named point of contact and cover across time zones.

Working with Walk From Home
What types of property do you take on?
Primarily one- to three-bedroom apartments in London developments with good transport links and credible management on site. Our tenant demand is concentrated around the major universities, so location and building quality matter more to us than headline rent.
Do you value properties or advise on purchases?
No. We are a lettings and property management business, not a valuer or an investment adviser. We will tell you plainly what a property is likely to let for and how quickly, based on what we are seeing across our own pipeline — but we do not provide capital valuations or purchase advice.
Who holds the deposit?
The deposit is registered with a government-approved scheme within the statutory deadline, and the prescribed information is served on the tenant. You receive copies of both for your records.
What compliance do I need in place?
As a minimum: a valid gas safety certificate, an in-date EICR, an EPC of E or above, working smoke and carbon monoxide alarms, and right-to-rent checks on every adult occupier. On managed properties we track all of these and prompt you before anything expires.
How do you handle maintenance?
Issues are logged, triaged and — within an agreed limit set by you — fixed without needing approval each time, so small problems do not sit. Anything above that limit comes to you with a quote before work starts.
Can you work with developers and letting partners?
Yes. We work with developers, build-to-rent operators and individual owners who want reliable access to vetted international tenants. Talk to us about block or portfolio arrangements.
