Viewing and offer
In-person or live video viewings, seven days a week. When you have chosen, we put the offer to the landlord and confirm terms in writing.
Referencing and contract
We guide you through referencing, right-to-rent checks, guarantor requirements and the deposit. Every tenancy agreement is issued in plain English.
Moving in and living here
Inventory, keys, utilities and council tax set up before you arrive. After move-in, maintenance requests are handled across time zones, day or night.

Do I need a UK guarantor?
Most landlords ask for a UK-based guarantor or, where that is not possible, rent paid in advance. We tell you which applies to a property before you make an offer, so there are no surprises at referencing.
Can I rent before I arrive in the UK?
Yes. Video viewings, remote referencing and electronic signing mean a tenancy can be completed entirely from overseas. We handle key collection and the check-in inventory on your behalf.
What is included in the rent?
Rent is quoted exclusive of bills unless a listing states otherwise. Furnishings are listed on each property page. Where a development has resident amenities such as a gym or pool, access is normally included in your tenancy.
How much deposit is required?
Deposits on assured shorthold tenancies in England are capped by law at five weeks' rent (six weeks where annual rent is £50,000 or more), and must be protected in a government-approved scheme.
What happens if something breaks?
Report it to us and we log it the same day. Our dual-timezone team means requests raised overnight in the UK are already being actioned by the morning.
Do you charge tenants a fee?
Letting fees to tenants are prohibited in England under the Tenant Fees Act 2019, apart from a small number of permitted payments such as the deposit, holding deposit and charges for late rent or lost keys.
